Both studios share the same core Uneekor EYE XO2 simulator package — the difference is footprint and finish. The Approach (4.8m × 3.6m) is our compact edition, designed for tighter sites or smaller budgets while still comfortably fitting a full simulator and a single player. The Clubhouse (6.0m × 4.8m) is the flagship — a larger interior with room for unrestricted swings by taller players, plus a dedicated lounge zone, acoustic lining, premium flooring, and feature lighting. If your site has the room and you want the full private studio experience, choose The Clubhouse. If you're working with a tighter footprint or want an entry point into the range, The Approach delivers the same swing experience in a smaller package.
In most cases, yes. Our studios exceed the 20m² floor area limit for exempt development under NSW planning rules, so they typically require approval. The good news is that ForeSpace studios are built to current Australian building codes, and most sites qualify for a CDC (Complying Development Certificate) — a fast-track approval pathway handled by a private certifier rather than council, with approvals possible in as little as 20 days. Where a CDC isn't possible (for example, on heritage-listed or flood-prone land), we'll guide you through the DA (Development Application) process instead. Either way, we can manage the entire approval pathway for you as an add-on service.
Every ForeSpace studio — both The Approach and The Clubhouse — comes with a complete Uneekor EYE XO2 simulator package as standard. This includes the overhead launch monitor, impact screen, enclosure, 4K short-throw projector, simulator-grade PC, and a professional hitting mat. The EYE XO2 tracks 24+ ball and club metrics with triple high-speed infrared cameras and supports both right- and left-handed players without reconfiguration. Optional upgrade to the All-In package adds Swing Optix cameras and the Balance Optix pressure mat for advanced swing analysis.
From order to first swing, most projects take 8–10 weeks depending on site preparation, approval timelines, and your chosen configuration. The studio is manufactured off-site and delivered as a complete unit — installation and commissioning are typically completed within 1–2 days on site.
Yes. While every studio includes a full Uneekor simulator package, we can also supply the studio as a shell if you'd prefer to bring your own launch monitor, screen, and hardware. We'll ensure the interior dimensions, ceiling height, power supply, and mounting points suit your exact equipment. Just let us know in your proposal request and we'll provide a shell-only price.
Every studio includes the fully insulated pre-fabricated structure, internal wall and ceiling lining, electrical fit-out with dedicated circuits, LED lighting, a complete Uneekor EYE XO2 simulator package (launch monitor, impact screen, enclosure, 4K projector, simulator PC, and hitting mat), and delivery to your site. Optional extras like site preparation, planning approvals, the entry deck, and the Uneekor All-In upgrade are priced separately so you only pay for what you need.
